What's actually included

Seven kinds of job. For each one, here's what we handle, what we sub out, and roughly how long it takes — so the proposal doesn't hold surprises.

General contracting

Typical: varies by scope

We run the whole job: plans and permits, scheduling, every trade, city inspections and the final sign-off. You get one number to call and one line-item proposal instead of six separate bids to referee.

Kitchens & baths

Typical: 6–12 weeks

Demo, framing changes, new plumbing and electrical, cabinetry, counters, tile and paint. Fixture and finish allowances are written into the proposal, so you know the number before you go shopping.

Layout changes Cabinetry Tile & stone

Additions & ADUs

Typical: 4–8 months

Bump-outs, second stories and detached units. Drawings, structural calcs and Title 24 through city review, then foundation, framing, MEP rough-in and finishes — including separate utilities where the unit needs them.

New construction

Typical: 8–14 months

Ground-up single-family homes from your architect's set or from a sketch we help develop. Site work, foundation, framing, envelope, systems and finish — on a fixed scope with a schedule you can hold us to.

Roofing & exterior

Typical: 3 days – 3 weeks

Tear-off and re-roof down to good sheathing, new underlayment, flashing at every penetration, plus stucco, siding, fascia and gutters. We photograph what's under the old roof before we cover it back up.

Decks, patios & hardscape

Typical: 1–4 weeks

Concrete flatwork, pavers, retaining walls, wood and composite decks, and covered patios. Grading and drainage come first — most hardscape that fails early failed because the water had nowhere to go.

Restoration & repair

Typical: 2–10 weeks

Fire, water and dry-rot damage: demo back to sound material, structural repair, drywall, and finishes matched to what's already there. We document everything for the insurance file as we go.
